Delhi's new 6-Line Road changes fortunes: Property prices in Panipat rise at rocket speed

The new Urban Extension Road-2 (UER-2) in Delhi-NCR has not only eased traffic congestion but has also completely transformed the real estate market in some cities in Haryana. In Panipat, in particular, property rates are rising so rapidly that even residents are surprised.

This 76-kilometer-long, six-lane highway has made traveling from Delhi to the cities of Haryana incredibly easy. What used to take hours is now a matter of minutes. This has led to real estate investors shifting their focus to cities like Panipat, Sonipat, and Karnal.

Where does UER-2 go from?

This road begins at NH-44 in Alipur, Delhi, passes through Rohini, Mundka, Najafgarh, and Dwarka, and ends at the Delhi-Jaipur Highway (NH-48) near Mahipalpur. It is connected to both the Dwarka Expressway and the Delhi-Mumbai Expressway.

This road has made commuting from Delhi to Gurugram much easier. People who previously spent hours stuck in traffic are now saving time. And most importantly, this connectivity isn't limited to just Delhi-Gurugram.

Which cities are getting the benefit

According to real estate expert Himanshu Kapoor, the benefits of UER-2 aren't limited to Delhi, Gurugram, and Dwarka. Cities like Sonipat, Panipat, Karnal, and Kurukshetra are also benefiting significantly.

Now, this route has become quite convenient for those traveling to Himachal Pradesh or Jammu and Kashmir. Travel time is being saved, and people are seriously considering the option of staying in these cities instead of Delhi.

Why are rates increasing in Panipat?

In the past few months, since the opening of UER-2, both developers and investors have begun to see opportunities in these cities. Sonipat is the closest to Delhi, but property prices there are already quite high.

Therefore, people are now turning to Panipat. Interest in investing here is growing, and this is why property prices are rocketing. Panipat is located on the GT Road, and now, with UER-2 connectivity, the city has become a hot spot for investors.

What are the plot rates now?

Himanshu Kapoor explained that a 100-square-meter plot near the highway in Panipat currently costs between 1 and 2 crore rupees. This is considered quite high, especially when compared to other cities.

In Karnal, you can get a large roadside plot of this size for ₹60 lakh. In the holy city of Kurukshetra, a 100-square-meter plot is also available in the same price range.

This clearly means that the demand for property in Panipat is more than in other cities and hence the rates are also high.
